PENTURBIA
Penturbia
is a name created by Jack Lessinger, Ph.D., a now retired Professor and Emeritus Professor
of Real Estate and Urban
Development at the University of Washington (state).
Dr. Lessinger has applied the name
"Penturbia" to certain counties most
likely to experience significant property value increases in the next 20 years. By
analyzing
U. S. Census and other population data
from 1790 through 1995, he has identified four
previous migrations as the United States
was settled. The current migration is to the
fifth region of opportunity, hence the name Pent-Urbia. The area comprising Penturbia is
specified by county. According to
Dr. Lessinger's analysis, the specific counties in North East
Texas most likely to
experience that migration and the
accompanying increases in property values are:
Anderson, Henderson,
Smith, Upshur, Van Zandt and Wood
If you are
planning a move to the country or just wanting to make a good investment in
rural real
estate, it makes excellent sense
to consider these counties. The names
of key cities in these counties are: Athens, Canton,
Gilmer, Palestine, Quitman, Tyler,
and Wills Point. If you are even vaguely familiar with North East Texas. these names
evoke
thoughts of woods, rolling hills, clean
water, clear skies, wide-open pastures and a
genuine Texas culture where honesty, truth
and community spirit still exist. Another of Dr.

meaningful history and insightful conclusions drawn by
rigorous analyses of Census data. In
addition to
indicating counties most likely to experience growth and increasing property values,

Counties examines the socioeconomic
factors and the people's new
mindsets which are actually driving the current migration.
While predicting
the future is somewhat like
predicting the weather, predictions and recommendations
in Dr. Lessinger's earlier books, Regions
of Opportunity (1986)
and Penturbia (1991) are very accurate. His forecast of migration and property
value increases are already significant in
Kaufman County and increasingly in the
Counties of Van Zandt & Henderson Counties as
the
population moves further and futher East of the Metroplex.
