the counties East of the Metroplex offer all of the items above
and give you chance to purchase land in an area where property values have
not already inflated. Some rural counties East of Dallas have not
experienced the uncontrolled growth that drives property values out of sight,
like has already happened in counties North of Dallas,
like Denton County and Collin County.
The fifth
migration of people in the U.S. is happening (See Penturbia Page).

"boom counties"* offer the best land buys left in America. Do you

Quality of Life
is greatly affected by the number of people living in the Counties where you are
considering. Population density tells you how many folks are already sharing the
square miles in
the County you want to move to. For instance, Collin County has 851
square miles in it.
Van Zandt County has 4 more miles in it (855), yet Van Zandt County has
only 50 people in
each of those square miles opposed to 472 people per square miles in
Collin County.
The two counties completely
darkened in North Central Texas are Dallas and Tarrant Counties.
Just to the north, with growing density, are Collin and Denton Counties. Just a
little south and
about an hour East are Van Zandt & Henderson Counties, where the population
density
is much lower, and the quality of life is much greater.
If you are retiring
to the Country, you may not be concerned about access to Dallas.
If you
are commuting, you should consider how you will get to Dallas to work.
From Collin County to Dallas: You
must take US-75 South to work at rush hour
From Denton County to Dallas: You must take I-35 South to work at rush hour


From Van Zandt County to Dallas: You take
I-20 and Hwy 80 where there is no noticible rush hour.
From Henderson County to
Dallas: You can take US 175 into Dallas, much better than travelling on either
Hwy 35 or 75 South into Dallas.
